Our inspectors adhere to a professional code of ethics and follow the standards of practice as set by our associations’ governing bodies; a copy of which is provided to our clients prior to the inspection.
Inspections are conducted initially by visual and non-destructive means of the readily accessible areas, systems and components of a subject property.
Our fees for a basic home inspection start at $425, and based on the size, age etc., of a home.
Of course it’s true that you may be quoted much lower for a home inspection from some other home inspectors. Some may be as low as $199 to $325, but do you really think they are going to inspect your home appropriately? Will they spend the necessary time that’s essential on site? Most will hustle through your home quickly as they “inspect” multiple homes a day.
What you therefore receive is a very basic checklist type report, without images or real substance to allow you to form a clear understanding of what you’re evidently dealing with.
With a purchase as significant as a home, you shouldn’t settle for anything less than a professionally trained and certified home inspector to protect your family’s wellbeing and investment. One thing is for sure; We have taken the time necessary to fully train, educate and certify our inspectors, and we have also invested considerably in the sophisticated equipment and software that we use; all in order to provide the best possible home inspection for our clients.
We use high tech equipment to conduct our inspections and together with our professional experience and vast knowledge of building sciences, we’re more than qualified to provide our clients with detailed information on the physical condition of the property.

With our clients’ best interest in mind, and in order to enhance the effectiveness of the visual inspection, we provide all of our clients with a limited complimentary Infrared Thermal Imaging scan to assist in further identifying "concealed" problems such as hidden moisture, insulation deficiencies, and electrical issues that may be present as can be seen in the images below.

Calibre Inspection Services utilizes the industry’s most sophisticated equipment, computerized report writing systems, digital imagery and inspection techniques available in the industry today, in order to provide our clients with the most detailed and accurate reporting on the property conditions.
We utilize “Flir Systems” B360 infrared thermal imaging cameras during all our inspections. By detecting the difference in surface temperatures known as “DT” (Delta T), infrared technology assists us to pinpoint
specific areas of concern, which include but are not limited to:
- Plumbing leaks
- Roof and ceiling leaks
- Foundation cracks and other structural concerns
- Water intrusion/infiltration including hidden moisture damage that can lead to mold
- Electrical component issues (overheated wiring or circuit breakers)
- Energy issues such as heat & energy loss (missing insulation and ventilation issues)
- Pest infestations (termite tubes, ants, rats, mice or other pests)
- Other areas of concern
These temperature differences appear on our camera screens as cold and hot spots that reveal hidden problems that otherwise may not be detected during the course of a traditional, visual property inspection.
Our Level 1 and 2 Thermographer certification and training is from FLIR Systems Canada, the industry’s recognized leader in infrared thermal technology and training in the inspection industry.
