Infrared Thermal Imaging Toronto

Calibre Inspection Services offers a considerable advantage over most Toronto home inspectors and commercial property inspectors who rely simply on a visual inspection of a property.

We offer sophisticated infrared services for home and commercial property inspections in Toronto.  This will enhance the visual inspection by finding problems that would otherwise not be seen; such as damage from water, hidden moisture that can lead to mold growth in 24 hours, or walls that are poorly insulated.

Thermal Imaging Uses

Uses for the advanced technology of infrared thermography during building and home inspection evaluations include areas such as:

  • Thermal heat loss in buildings
  • Moisture intrusion and condensation issues that can lead to mold
  • Leaks from plumbing pipes and fixtures
  • Mold inspections searching for moisture
  • Concrete integrity inspections
  • Electrical evaluations for overloaded components and circuits that can be fire hazards
  • Hydronic floor heating evaluations
  • Roof inspections for water leaks
  • Missing or wet insulation in walls and ceiling structures
  • Ducting issues including missing insulation
  • Locating termites and other wood destroying insects and pests

Used by an experienced and certified thermographer, the inspection process often will detect hidden problems within a building, providing you the opportunity to resolve them so they don’t become significant and expensive repairs.

Infrared Building Diagnosis

With the use of a FLIR thermal imaging camera we can scan a building thoroughly and quickly to identify areas having problems that otherwise would not be visible to the naked eye.

Leaks in building envelopes, moisture, areas of insufficient insulation and poor quality work in residential or commercial buildings can be costly for building owners.  Infrared imaging cameras let us quickly see areas that are in need of attention and improvement and are easily handled by non-invasive means and minor disruption to the occupants.  In an instant we can see with the camera areas that are wet or dry.

Calibre Inspection Services is a leading Toronto based inspection company specializing in infrared thermal imaging inspections.  We use state-of-the-art high resolution infrared camera technology from FLIR Systems®, to present you with advanced image quality and to correctly assess your thermal situations.  Our infrared reporting software allows us to thermally reveal to you what you generally cannot see in a professional report.

Our Thermal Imaging Cameras

Calibre Building Inspections provides you with the personal attention and infrared expertise needed to fulfill the goals of your infrared issues.
Camera
Flir SystemWe use FLIR® B360 Cameras as we believe they are amongst the best in the industry.  These cameras have 320x240 resolutions, which is our minimum requirement in order to provide our client with superior image quality.  Other inspection companies with intro level equipment (to save on their investment) will use infrared cameras with a lower 160x120 resolution range or less, and with images that appear grainy in comparison to our cameras.

So when you are booking your infrared inspection, ask what type of infrared camera equipment will be utilized, as well as the resolution of the camera.

Thermography Explained

Thermography is the use of infrared imaging equipment to "see" and "measure" thermal energy that is emitted from an object.  Thermal, or infrared energy, is light that is not visible because its wavelength is too long and cannot be seen with the human eye; it's the part of the electromagnetic spectrum that is perceived as heat.  In the infrared world, everything with a temperature above absolute zero emits heat and therefore may be measured.  Even very cold objects, such as ice cubes will emit infrared energy that we can capture.  For all matter emitting heat signatures, the infrared camera will capture its thermal image.  The thermal image can later be reviewed and interpreted by a trained infrared thermographer.

Example

The advanced technology of thermal imaging was originally used by the military to enhance their night vision.  Now residential and commercial property inspections can benefit from the technology of infrared thermal cameras allowing the client to see the thermal image of an object and its temperature, which traditional inspection methods wouldn’t permit.

Residential Infrared Inspections

We offer infrared thermal imaging for residential infrared inspections to protect your financial investment whether you are a buyer or a seller of a home.

With the use of our infrared thermal imaging we can detect and identify possible issues and save you a considerable amount of money.  Identifying potential problems before they become larger problems, with much bigger price tags is worth every penny spent.

  • Our basic home inspection includes a complimentary limited infrared thermal scan of your home.  This is used primarily to identify any serious areas of water infiltration present during a home inspection.
  • Our residential infrared inspections are comprehensive as we thermally scan and evaluate the entire home.

Infrared House  Normal House Photo

Infrared thermal imaging evaluations are conducted on visible and readily accessible sections of the following:

  • Interior floors, walls and ceilings.
  • Windows and doors – (for energy loss).
  • Heating, ventilating, and air conditioning (HVAC) equipment.
  • Plumbing system and fixtures.
  • Electrical systems and panels.
  • Electrical outlets and switches – representative amount.

At the end of the inspection, we will document in our report all of the thermal anomalies found during the inspection.  The report will include recommendations and advice for repairs where necessary.

Commercial Thermal Imaging

The use of infrared thermography in commercial thermal imaging is a valuable and cost effective form of non-destructive testing.  Thermal imaging will detect thermal anomalies in electrical, mechanical, roofing, and structural systems.  Calibre Inspection Services is an established and respected resource in Toronto and the GTA for commercial building infrared inspections.  Our infrared imaging is focused on the following property types:

  • Industrial buildings
  • Office buildings
  • Apartment buildings
  • Strip malls
  • Rental properties
  • Restaurants
  • Bars
  • Hotels and motels
  • Warehouses
  • Medical offices
  • Many additional

Commercial Building

From the roof to foundation infrared provides you by far, the best dollar value for the visual inspection of your commercial or industrial property.  You will actually see any problem areas, as well as the good areas, of your property and have the information readily available to you in a documented report. Infrared gives you the visual information and a thermal perspective of your property that conventional inspection methods can't give you.  Infrared is the emerging state-of the-art technology application you should strongly consider when having your property inspected.

Commercial Applications

Commercial property owners and managers will benefit with the use of infrared imaging during inspections in the following areas:

  • Roofing evaluations.
  • Surveys on the building envelope.
  • Water intrusion issues.
  • Heating, ventilation and air condition evaluations.
  • Electrical evaluations.

Cost reductions and indentifying specific areas having issues needing remedial actions, in order to properly plan and budget for projects or issues, as well as having visual evidence that is documented in a report are significant reasons for building professionals, to obtain an infrared survey.

We will interpret the results of the infrared images taken during the survey; then when we prepare your report in Adobe® pdf format using sophisticated reporting software from FLIR ® Systems, and we include the infrared and digital images, and an explanation of our analysis so that you can understand what the infrared camera can see.

Clearly, the value of conducting a thermal imaging scan on any property is immeasurable.  A picture is worth 1000 words and “if your property inspector is not providing you with thermal imaging, you’re not getting the whole picture”. (Tag line used with permission by Mr. Jeff Pope)
